Terms and Conditions of Service
The following Terms and Conditions of Service ("Terms") govern your use of the booking and accommodation services at the short-term rental properties offered by our company via our booking engine. Before making a booking, please read these Terms carefully. By using our services, you accept and are bound by these Terms.
The following Terms and Conditions of Service ("Terms") regulate the booking and stay at the short term rental properties offered by Valente srl with registered office at via della fontana Pescia PT 51017 also known as the "company" which uses the booking engine Kross Booking made by Solutions Plus s.r.l., P. IVA 07375150724 with registered office in Str. Prov. Bitonto - Aerop. Palese, 28 - Bari, Italy . Before making a reservation, please read these Terms carefully. By making a reservation, you accept and are bound by these Terms.
Bookings
1.1. Reservations can be made through our booking engine, subject to availability. The guest is responsible for providing accurate and complete information during the booking process.
Confirmation of Reservation
2.1. Confirmation of the booking will take place by sending a booking confirmation by email, booking portal messaging or via our booking engine. The guest is advised to check the booking details carefully and to contact us promptly in the event of errors or discrepancies.
2.2 The booking will only be confirmed upon receipt of full or partial payment of the amount due, as specified in the booking conditions.
Payments
3.1. Payments for bookings must be made in the manner specified in our booking engine or booking portal. The guest is obliged to make payments in a timely and complete manner to ensure confirmation of the booking.
3.2 The guest is obliged to make payment of the amount due within the deadline specified in the booking conditions. Failure to receive payment by this deadline may result in the cancellation of the reservation without notice.
Cancellations and Changes
4.1. The cancellation and amendment policies for bookings are specified in our booking engine or booking portal. Please read these policies carefully, as they may vary depending on the property and the booking period.

Refunds
Responsibility for Disruptions Due to Force Majeure
5.1 The Company shall not be liable and shall make no refunds for any disservices resulting from force majeure causes, such as generalised water shortages, generalised blackouts, traffic problems, events or confusion outside the accommodation, noisy neighbours or similar situations that may occur beyond our control.
No Refunds Under Blackmail
5.2 We do not make refunds or refund arrangements under blackmail. Refunds will only be considered if there is a valid reason and in accordance with our refund policies.
No-Show
5.3 In the event that the guest does not check in and has not contacted the property through the specified channels by 10:00 p.m. on the scheduled arrival date, we reserve the right to consider such a situation as a "no-show". In such cases, the reservation may be cancelled and the total amount of the reservation may be charged as a penalty.
Furnishings and Accessories in Accordance with the Property Description
5.4 We provide an accurate description of short-term rental properties, including furnishings and accessories, through our booking engine. We undertake to ensure that the furnishings and accessories match the descriptions and photos provided. We do not make refunds on the grounds that the furnishings or accessories are not acceptable, unless it is necessary due to special circumstances and at our discretion.
Furnishings and Accessories in Accordance with the Property Description
5.4 We provide an accurate description of short-term rental properties, including furnishings and accessories, through our booking engine. Non-Refundable Agency Fees
5.5 Agency fees charged for handling bookings are not subject to refund unless the booking portals specifically provide for this possibility.
Reimbursement Checks
5.6 In the event that a refund is requested, we will carry out the following verifications:
We will require the submission of evidence, such as video or photos, documenting the situation that is the subject of the claim.
We may request a video call to verify that the inconvenience exists by recording the screen.
This verification will be used to assess the validity of the complaint and justify any refund.
Responsibilities of the Guest
6.1. Guests are responsible for adhering to the rules and regulations of the facility during their stay. We reserve the right to ask the guest to leave the facility if inappropriate behaviour, disturbances or violations of the rules occur.
Limitation of Liability
7.1. Our company assumes no liability for any damage, loss, injury or inconvenience suffered by the guest during their stay at the short-term rental property. The guest acknowledges that the use of the accommodation is at his or her own risk.
Privacy and Data Protection
8.1. We collect, use and process guests' personal data in accordance with our Privacy Policy. Please see the Privacy Policy for further information on the collection and processing of personal data.
Applicable Law and Jurisdiction
9.1 These Terms and the relationship between you and us shall be governed by and construed in accordance with the laws of the State in which the Short Term Rental Property is located. Any disputes arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the competent courts of the state where the short-term rental property is located.
By accepting these Terms and Conditions of Service, the guest confirms that he/she has read, understood and accepted the provisions contained herein, including the limitation of liability for certain circumstances and the criteria for reimbursement. The guest agrees to abide by these Terms throughout their stay at the short-term rental accommodation.
